Nowadays very hard to buy a house. All very expensive now. Any suggestion of developer with reasonable price below 260k? Area Taman Tunku Oxrich Garden the pricing reach 303k single terrace intermediate for palm villa 5, palm villa 6 starting 318k.
Price so high that you see house never get sold but instead turn into business premise. Just look at the house opposite e-mart.
Also, that first house at Taman Tungku turned into a tractor shop.
Some people buy it then sold it again. Sad case. Nothing we can say about that.
I think the cheapest houses available in miri now is taman tunku area…
but cheap is cheap, I look at the daily morning jams there and I personally feel it is not very convenient to live there…
5 years ago I think single terrace cost 90k-110k. Jam issue maybe in future no problems but housing will keep increasing.
Omai, Taman tunku’s house for SS terrace inter needs more than 300k!!! this is crazy, how big is the land???

Oxrich garden is better than naim la. bigger than naim. now naim waiting their apartment. 200k above i think. u buy apartment ok, need buy more car porch, limited parking… haha. the worst one is if we die, wer to out our coffin o? for chinese la.
Look at that Snowbell house at Desa Indah, pathetically small for a RM350k house. You should see the size of the room, its something like 2 square meter!
the problems are peoples with average salary very hard to buy house now. If not mistaken I heard need gross income 3k after deduct all debt including insurance, car, loan and etc for buy a house. correct me if i’m wrong.
currently only tanam tungku house is the most reasonable in Miri in term of quality and price. for the house in taman bahagia, those consider low cost housing (cheaper material and smaller space). plus those house in taman tungku is selling like hot cake now. better faster try to get one before price increase till unable to buy house then you have to help ppl pay for their housing installment for the rest of your life (renting house)!!
well, if your salary is rm4,000 for example, and u have car loan monthly rm950 for example, then left over 60% can be taken as ur eligibility of loan repayment amount.
4,000-950= 3050/60%= RM1830 (can be use as installment amount)
with RM1850 u can loan a house of loan amount rm380k, with 30 years and 4.3% interest rate.
this is normally how the banker calculate your repayment power at the first stage without accessing your whole credit history (Ctos, Ccris) which will be done later~
Desa bahagia house, the pine, double storey semi detached which 11+points land was selling at 448k begining of this year, i consider this very very cheap!!! as the land is big…and i heard there will be a connection road to padang kerbau/pujut/town area??? if this is true, means the promoter for naim din cheat me, this road is definitely a bonus for those who is staying around desa bahagia!

That’s why newly erected houses are bought in batches well before construction completion and are made available back on the market with new price tags. The increase in buying and re-selling activities are ruining the market but as long as people are willing to pay, housing costs will continue to grow.
It will keep on increasing. For those, who yet to own a house and really want a house, please take action asap. Once the house that you have been looking for is within your budget and your capacity, jsut get it. Dont worry. HOuse price will keep on increasing and it wont drop. Even if the economic is really bad, the price may only stop there. THis is what my friend who working in bank told me. Else, you may not able to own a house because it will getting much expensive and end up renting home which you help people to pay and such property is not yours.

I think gov prepare a place where we could buy land in lot and build it ourself using custom housing loan from bank or gov. Rumah kayu also ok what, if include land below 100k.
